Zdaleka nejhor\u0161\u00ed je situace v Praze a Brn\u011b, kde zaznamenal trh realit r\u016fst o des\u00edtky procent. D\u016fvod\u016f je p\u0159itom n\u011bkolik a s jejich \u0159e\u0161en\u00edm nikdo moc neposp\u00edch\u00e1. Za bydlen\u00ed se tak plat\u00ed i dvakr\u00e1t v\u00edce ne\u017e v jin\u00fdch \u010d\u00e1stech republiky, a\u010dkoliv ceny nemovitost\u00ed rostou v\u0161ude. I za st\u0159edn\u011b velk\u00fd byt zaplat\u00edte v obou m\u011bstech kolem 4 milion\u016f korun, co\u017e je asi o t\u0159etinu v\u00edce ne\u017e p\u0159ed p\u00e1r lety.<\/p>\n<h2>Praha: ceny nemovitost\u00ed rostou kv\u016fli cizinc\u016fm<\/h2>\n<p>Hlavn\u00ed m\u011bsto na\u0161\u00ed zem\u011b je dlouhodob\u011b zn\u00e1mo \u201evy\u0161\u0161\u00edm standardem\u201c, co\u017e plat\u00ed dvojn\u00e1sob o cen\u011b nemovitost\u00ed, kter\u00e9 jsou v Praze nejdra\u017e\u0161\u00ed z \u010cesk\u00e9 republiky. S p\u0159\u00edchodem covidu-19 sice trochu povolily, st\u00e1le v\u0161ak rostou. Z\u00e1jem o <a href=\"https:\/\/homeportal.cz\/cs\/projekty\">koupi bydlen\u00ed<\/a> je tu obrovsk\u00fd, jen\u017ee bytov\u00e1 v\u00fdstavba je o zhruba 50 % pomalej\u0161\u00ed, ne\u017e je t\u0159eba, a svou roli hraje tak\u00e9 turismum. Praha je nav\u00edc s\u00eddlem mnoha mezin\u00e1rodn\u00edch firem, co\u017e p\u0159iv\u00e1d\u00ed zahrani\u010dn\u00ed pracovn\u00edky <a href=\"https:\/\/www.reas.cz\/ceny-bytu\">a ceny tak rostou meziro\u010dn\u011b o cca 5 %<\/a>.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/backoffice.portaljungle.com\/uploads\/frontend\/443cf0348ece0dc45ee51ae2e390356b.jpg\" style=\"width: 100%;\"><\/p>\n<p>T\u011bch \u017eije v hlavn\u00edm m\u011bst\u011b \u010cR p\u0159ibli\u017en\u011b 260 tis\u00edc (asi 20 % z celkov\u00e9ho po\u010dtu), \u010d\u00edm\u017e z\u00e1sadn\u011b ukrajuj\u00ed z mo\u017enost\u00ed realitn\u00edho trhu. Je to v\u0161ak p\u0159irozen\u00fd v\u00fdvoj, nebo\u0165 maj\u00ed obvykle l\u00e9pe placen\u00e9 pr\u00e1ce a mohou si tedy vy\u0161\u0161\u00ed \u017eivotn\u00ed standard dovolit. Z pohledu turistiky pak Prahu nav\u0161t\u00edv\u00ed ka\u017edoro\u010dn\u011b asi 6 milion\u016f cizinc\u016f, a tak mnoz\u00ed majitel\u00e9 pronaj\u00edmaj\u00ed byty p\u0159es slu\u017eby jako Airbnb, na \u010dem\u017e vyd\u011blaj\u00ed nejm\u00e9n\u011b 2kr\u00e1t v\u00edce oproti dlouhodob\u00e9mu pron\u00e1jmu.<\/p>\n<p>Fakta: Za\u010d\u00e1tkem roku 2021 byla tr\u017en\u00ed cena za metr \u010dtvere\u010dn\u00ed v Praze na \u010d\u00e1stce 93 678 K\u010d, ov\u0161em ta inzertn\u00ed dosahuje v pr\u016fm\u011bru a\u017e 118 tis\u00edc korun. Za byt o rozloze 50 m2 tak zaplat\u00edte asi 4,6 milionu K\u010d, a\u010dkoliv se daj\u00ed v n\u011bkter\u00fdch lokalit\u00e1ch sehnat i levn\u011bj\u0161\u00ed.<\/p>\n<p>Kdy\u017e ale pomineme samotn\u00e9 p\u0159ist\u011bhovalce, tak jsou to pr\u00e1v\u011b pracovn\u00ed nab\u00eddky, co l\u00e1kaj\u00ed lidi, aby se shlukovali v nejv\u011bt\u0161\u00ed \u010desk\u00e9 aglomeraci. Mnohdy tam odch\u00e1z\u00ed i \u010ce\u0161i s n\u011bjakou kvalifikac\u00ed, titulem nebo zku\u0161enostmi, o n\u011b\u017e m\u00e1 z\u00e1jem velk\u00e1 firma jako J&amp;T Banka, Siemens, Unipetrol, Energetick\u00fd a pr\u016fmyslov\u00fd holding, i mezin\u00e1rodn\u00ed banky, softwarov\u00e9 spole\u010dnosti jako Oracle nebo Abra. Ale <a href=\"https:\/\/www.czso.cz\/csu\/cizinci\/40002d9089\">zahrani\u010dn\u00ed pracovn\u00edci<\/a> pochopiteln\u011b zaji\u0161\u0165uj\u00ed v Praze a jej\u00edm okol\u00ed i v\u00fdrobu (pr\u016fmysl, stroj\u00edrenstv\u00ed).<\/p>\n<p>V\u016fbec nejv\u00edce je v hlavn\u00edm m\u011bst\u011b Ukrajinc\u016f (p\u0159es 54%), kte\u0159\u00ed vyhled\u00e1vaj\u00ed manu\u00e1ln\u00ed zam\u011bstn\u00e1n\u00ed ve v\u00fdrob\u011b nebo n\u00e1kladn\u00ed p\u0159eprav\u011b, a Rus\u016f (p\u0159es 13 %), obvykle z \u0159ad majetn\u011bj\u0161\u00edch. Kombinac\u00ed zm\u00edn\u011bn\u00e9ho tak popt\u00e1vka po <a href=\"https:\/\/homeportal.cz\/cs\/projekty\/praha\">nemovitostech v praze<\/a> z\u00e1sadn\u011b p\u0159evy\u0161uje nab\u00eddku i p\u0159esto, \u017ee se mnoz\u00ed uchyluj\u00ed na tzv. sharehouse (sd\u00edlen\u00e1 dom\u00e1cnost). Velk\u00fdm probl\u00e9mem je p\u0159itom zahrani\u010dn\u00ed \u201ep\u0159echodn\u00e1\u201c klientela, co hled\u00e1 v Praze pouze kr\u00e1tkodob\u00e9 ubytov\u00e1n\u00ed.<\/p>\n<h2>Brno: univerzitn\u00ed m\u011bsto pln\u00e9 p\u0159ist\u011bhovalc\u016f<\/h2>\n<p>Druh\u00e9 nejv\u011bt\u0161\u00ed m\u011bsto v \u010cesk\u00e9 republice dohnalo n\u011bkde koncem roku 2019 pra\u017esk\u00e9 ceny a nad\u00e1le stoupaly, a to i p\u0159es pandemii koronaviru covid-19. D\u016fvod je jasn\u00fd, p\u0159\u00edli\u0161 mnoho z\u00e1jemc\u016f a st\u00e1le m\u00e1lo realit, jejich\u017e navy\u0161ov\u00e1n\u00ed brzd\u00ed jak \u00fazemn\u00ed pl\u00e1n m\u011bsta, tak pomal\u00e1 v\u00fdstavba nov\u00fdch dom\u016f. Jen\u017ee develope\u0159i jako by nem\u011bli z\u00e1jem &#8230;nebo sp\u00ed\u0161e \u00famysln\u011b dr\u017e\u00ed po\u010det byt\u016f hluboko pod popt\u00e1vkou, nebo\u0165 za posledn\u00ed t\u0159i roky <a href=\"https:\/\/data.brno.cz\/pages\/rust-cen-nemovitosti-v-brne\">stouply ceny o t\u00e9m\u011b\u0159 30 %<\/a>.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/backoffice.portaljungle.com\/uploads\/frontend\/e9fe5fb8523a40e30973e98ac49d406e.jpg\" style=\"width: 100%;\"><\/p>\n<p>Jihomoravsk\u00e1 metropole nab\u00edz\u00ed spoustu pracovn\u00edch nab\u00eddek i \u0159adu univerzit, co\u017e l\u00e1k\u00e1 nejenom \u010desk\u00e9, ale i zahrani\u010dn\u00ed studenty a z\u00e1jemce o zam\u011bstn\u00e1n\u00ed. V roce 2021 \u017eije v Brn\u011b p\u0159es 29 tis\u00edc cizinc\u016f (asi 7,6 % obyvatel m\u011bsta) + tis\u00edce Slov\u00e1k\u016f, kte\u0159\u00ed se u n\u00e1s nemus\u00ed k pobytu registrovat, a jejich po\u010det tak nelze p\u0159esn\u011b odhadnout. Statistika nav\u00edc nepo\u010d\u00edt\u00e1 ani se v\u0161emi lidmi, co jsou u n\u00e1s na pracovn\u00ed povolen\u00ed.<\/p>\n<p>Fakta: Tr\u017en\u00ed cena za metr \u010dtvere\u010dn\u00ed se v Brn\u011b vy\u0161plhala za\u010d\u00e1tkem roku 2021 na \u010d\u00e1stku 72 455 K\u010d, zat\u00edmco ta inzertn\u00ed je dokonce 85 046 K\u010d. Za byt v novostavb\u011b o rozloze 50 m2 tak zaplat\u00edte zhruba 3,6 \u2013 4 miliony korun, p\u0159i\u010dem\u017e pr\u016fm\u011brn\u011b vych\u00e1z\u00ed bytov\u00e1 jednotka na 4,3 milionu K\u010d.<\/p>\n<p>A je to pr\u00e1v\u011b st\u00e1le v\u011bt\u0161\u00ed <a href=\"https:\/\/data.brno.cz\/pages\/clanek-brno-se-stava-kosmopolitnim-mestem\">z\u00e1jem p\u0159ist\u011bhovalc\u016f<\/a>, kter\u00fd tak rapidn\u011b navy\u0161uje cenu byt\u016f v Brn\u011b. Sehnat bydlen\u00ed za rozumn\u00e9 pen\u00edze je tak dnes prakticky nemo\u017en\u00e9, a\u010dkoliv je z\u00e1jem o hypot\u00e9ky st\u00e1le v\u011bt\u0161\u00ed a v\u011bt\u0161\u00ed. Metropole m\u00e1 nav\u00edc \u0159adu m\u00edst jako je Brno Business Park, respektive technologick\u00fd park, v n\u011bm\u017e se nach\u00e1z\u00ed specializovan\u00e1 pracovi\u0161t\u011b, v nich\u017e pracuj\u00ed nejm\u00e9n\u011b stovky vzd\u011blan\u00fdch cizinc\u016f.<\/p>\n<p>M\u011bsto m\u00e1 pochopiteln\u011b i velk\u00e9 v\u00fdrobn\u00ed kapacity, v pr\u016fmyslov\u00e9 z\u00f3n\u011b i mimo ni se nach\u00e1z\u00ed des\u00edtky velk\u00fdch fabrik jako Zetor, Prvn\u00ed brn\u011bnsk\u00e1 stroj\u00edrna, Siemens, Bosch Rexroth, Koh-I-Nor, Daikin a \u0159ada dal\u0161\u00edch. Manu\u00e1ln\u00ed pr\u00e1ce p\u0159itom padaj\u00ed st\u00e1le \u010dast\u011bji na bedra m\u00e9n\u011b n\u00e1ro\u010dn\u00fdch zam\u011bstnanc\u016f ze zahrani\u010d\u00ed, a tak je jejich \u201ep\u0159\u00edliv\u201c nevyhnuteln\u00fd. I oni p\u0159itom mus\u00ed n\u011bkde bydlet, co\u017e se pochopiteln\u011b projev\u00ed r\u016fstem cen na <a href=\"https:\/\/homeportal.cz\/cs\/projekty\">realitn\u00edm trhu<\/a>.<\/p>\n<h2>Kdy za\u010dnou ceny nemovitost\u00ed klesat<\/h2>\n<p>A\u010dkoliv v roce 2020 a\u017e 2021 dopadla na ekonomiky cel\u00e9ho sv\u011bta pandemie covid-19, s realitn\u00edm trhem to p\u0159\u00edli\u0161 nepohnulo. Z\u00e1jem o koupi nemovitost\u00ed byl naopak je\u0161t\u011b vy\u0161\u0161\u00ed a banky poskytly hypot\u00e9ky v rekordn\u00edm objemu. I dnes je z\u00e1jemc\u016f st\u00e1le v\u00edce ne\u017e nab\u00edzen\u00fdch byt\u016f a dom\u016f, i kdy\u017e se situace za\u010d\u00edn\u00e1 k za\u010d\u00e1tku roku 2021 lep\u0161it. Mnoho zahrani\u010dn\u00edch student\u016f u\u017e \u201epustilo\u201c sv\u00e9 sd\u00edlen\u00e9 byty a vr\u00e1tili se dom\u016f, nebo\u0165 je konec opat\u0159en\u00ed a distan\u010dn\u00ed v\u00fduky v nedohlednu.<\/p>\n<p>Situace tak\u00e9 vyhnala z \u010cesk\u00e9 republiky \u0159adu pracovn\u00edk\u016f, kte\u0159\u00ed o zam\u011bstn\u00e1n\u00ed bu\u010f p\u0159i\u0161li, nebo jim z bezpe\u010dnostn\u00edch d\u016fvod\u016f nebylo prodlou\u017eeno pracovn\u00ed povolen\u00ed. Stovky byt\u016f se tak uvol\u0148uj\u00ed, co\u017e pro Prahu znamenalo v n\u011bkter\u00fdch p\u0159\u00edpadech m\u00edrn\u00fd pokles cen, a\u010dkoliv Brno i v b\u0159eznu 2021 st\u00e1le \u201eodol\u00e1v\u00e1\u201c.
