Co znamenaj\u00ed jednotliv\u00e9 <a href=\"https:\/\/www.homeportal.cz\/cs\/co-je-to-developerske-projekt-a-jake-jsou-jeho-faze\/\" title=\"\">f\u00e1ze developersk\u00e9ho projektu<\/a>? A jak si zajistit nejv\u00fdhodn\u011bj\u0161\u00ed financov\u00e1n\u00ed? Pokud po\u0159izujete developersk\u00fd projekt p\u0159ed jeho dokon\u010den\u00edm, setk\u00e1te se <strong>minim\u00e1ln\u011b se dv\u011bma smlouvami \u2013 SOSBK a kupn\u00ed smlouva<\/strong>. Ob\u010das se setk\u00e1te i se <strong>smlouvou<\/strong> <strong>rezerva\u010dn\u00ed<\/strong>, od kter\u00e9 ale ji\u017e mnoho developer\u016f upustilo.<\/p>\n<\/div>\n\n\n\n<div class=\"wp-block-column is-layout-flow wp-block-column-is-layout-flow\" style=\"flex-basis:30%\">\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" width=\"500\" height=\"300\" src=\"https:\/\/www.homeportal.cz\/wp-content\/uploads\/2023\/10\/Smlouvy-pri-koupi-bytu-v-developerskem-projektu.gif\" alt=\"\" class=\"wp-image-3967\"\/><\/figure>\n<\/div>\n<\/div>\n<\/div><\/div>\n<\/div>\n<\/div>\n\n\n\n<div class=\"wp-block-columns has-background is-layout-flex wp-container-core-columns-is-layout-9d6595d7 wp-block-columns-is-layout-flex\" style=\"background:linear-gradient(180deg,rgb(238,238,238) 0%,rgba(169,183,194,0.76) 100%)\">\n<div class=\"wp-block-column is-layout-flow wp-block-column-is-layout-flow\">\n<h3 class=\"wp-block-heading has-text-align-left\" style=\"font-size:22px\">Smlouva o smlouv\u011b budouc\u00ed kupn\u00ed (SOSBK)<\/h3>\n\n\n\n<p>Jedn\u00e1 se o prvn\u00ed dokument, kter\u00fd budete podepisovat. Dalo by se \u0159\u00edci, \u017ee SOSBK je j\u00e1drem cel\u00e9 transakce. Zjednodu\u0161en\u011b slou\u017e\u00ed jako rezervace dan\u00e9 jednotky a z\u00e1rove\u0148 i jako p\u0159\u00edslib toho, \u017ee v&nbsp;budoucnu bude podeps\u00e1na i smlouva kupn\u00ed. Ve smlouv\u011b mus\u00ed b\u00fdt krom\u011b konkr\u00e9tn\u00ed jednotky uveden i nejzaz\u0161\u00ed datum podpisu kupn\u00ed smlouvy a tak\u00e9 p\u0159esn\u00e1 cena jednotky, p\u0159\u00edpadn\u011b jak se bude oce\u0148ovat.&nbsp;<\/p>\n<\/div>\n\n\n\n<div class=\"wp-block-column is-layout-flow wp-block-column-is-layout-flow\">\n<h3 class=\"wp-block-heading has-text-align-left\" style=\"font-size:22px\">Kupn\u00ed smlouva<\/h3>\n\n\n\n<div style=\"height:25px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p>U developersk\u00fdch projekt\u016f se kupn\u00ed smlouva podepisuje typicky v \u010dase dokon\u010den\u00ed v\u00fdstavby, jakmile developer pod\u00e1 na katastr nemovitost\u00ed prohl\u00e1\u0161en\u00ed vlastn\u00edka (dokument, kter\u00fd rozd\u011bluje nemovitost na jednotky bytov\u00e9 a nebytov\u00e9).P\u0159i podeps\u00e1n\u00ed kupn\u00ed smlouvy a spln\u011bn\u00ed v\u0161ech n\u00e1le\u017eitost\u00ed doch\u00e1z\u00ed k&nbsp;p\u0159evodu vlastnictv\u00ed na nov\u00e9ho majitele. Je to fin\u00e1ln\u00ed krok v&nbsp;pap\u00edrov\u00e1n\u00ed a nemovitost je pot\u00e9 Va\u0161e.<\/p>\n<\/div>\n\n\n\n<div class=\"wp-block-column is-layout-flow wp-block-column-is-layout-flow\">\n<h3 class=\"wp-block-heading has-text-align-left\" style=\"font-size:22px\">Rezerva\u010dn\u00ed smlouva<\/h3>\n\n\n\n<div style=\"height:25px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p>Jak je v\u00fd\u0161e uvedeno, ob\u010das se na za\u010d\u00e1tku procesu m\u016f\u017eete setkat i se smlouvou rezerva\u010dn\u00ed. M\u00e1 pro klienta podobn\u00fd v\u00fdznam jako SOSBK, a mo\u017en\u00e1 pr\u00e1v\u011b proto ji develope\u0159i \u010dasto vynech\u00e1vaj\u00ed, v\u011bt\u0161inou je to pro ob\u011b strany krok nav\u00edc. N\u011bkdy se na jej\u00edm podeps\u00e1n\u00ed domluv\u00ed klient s&nbsp;developerem v&nbsp;p\u0159\u00edpad\u011b, \u017ee m\u00e1 z\u00e1jem o jednotku, chce si ji rezervovat, ale pot\u0159ebuje vy\u0159e\u0161it finan\u010dn\u00ed prost\u0159edky \u2013 v\u00fd\u0161e z\u00e1lohy toti\u017e b\u00fdv\u00e1 u rezerva\u010dn\u00ed smlouvy ni\u017e\u0161\u00ed. Pot\u00e9 n\u00e1sleduje stejn\u00fd proces \u2013 podpis SOSBK a n\u00e1sledn\u011b kupn\u00ed smlouvy.<\/p>\n<\/div>\n<\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:22px\">Harmonogram developersk\u00e9ho projektu<\/h2>\n\n\n\n<p>Z\u00e1kazn\u00edk se o projektu dozv\u00edd\u00e1, kdy\u017e developer zah\u00e1j\u00ed prodej, co\u017e je z&nbsp;pravidla kolem za\u010d\u00e1tku jeho v\u00fdstavby. Jej\u00ed definice nen\u00ed p\u0159esn\u011b dan\u00e1 a jej\u00ed podoba se li\u0161\u00ed projekt od projektu. Jako dokon\u010den\u00ed hrub\u00e9 stavby se v\u0161ak obecn\u011b bere f\u00e1ze, kdy je budova postavena a staticky zabezpe\u010dena, av\u0161ak zat\u00edm bez jak\u00fdchkoli vnit\u0159n\u00edch \u00faprav. P\u0159i dokon\u010den\u00ed se rovn\u011b\u017e v\u011bt\u0161inou spl\u00e1c\u00ed \u010d\u00e1st postupn\u00e9ho financov\u00e1n\u00ed. B\u011b\u017en\u00e9 \u00fapravy zahrnuj\u00ed nap\u0159\u00edklad vlastn\u00ed v\u00fdb\u011br materi\u00e1l\u016f \u010di rozlo\u017een\u00ed m\u00edstnost\u00ed, jejich rozsah samoz\u0159ejm\u011b z\u00e1le\u017e\u00ed na developerovi a podepsan\u00e9 smlouv\u011b.<\/p>\n<\/div>\n<\/div>\n\n\n\n<div class=\"wp-block-columns is-layout-flex wp-container-core-columns-is-layout-9d6595d7 wp-block-columns-is-layout-flex\">\n<div class=\"wp-block-column is-layout-flow wp-block-column-is-layout-flow\">\n<h4 class=\"wp-block-heading\"><em>Kolaudace <\/em><\/h4>\n\n\n\n<p>Kolaudace je v&nbsp;podstat\u011b posledn\u00ed krok p\u0159ed ofici\u00e1ln\u00edm dokon\u010den\u00edm stavby. Jedn\u00e1 se o proces, b\u011bhem kter\u00e9ho dojde k&nbsp;inspekci budovy stavebn\u00edm \u00fa\u0159adem, kter\u00fd n\u00e1sledn\u011b schv\u00e1l\u00ed, \u017ee je v\u0161e dle p\u0159epis\u016f a prostor je bezpe\u010dn\u00fd a zp\u016fsobil\u00fd k&nbsp;ob\u00fdv\u00e1n\u00ed. Pro z\u00e1kazn\u00edka to znamen\u00e1, \u017ee se m\u016f\u017ee p\u0159istoupit ke kupn\u00ed smlouv\u011b a&nbsp;p\u0159evodu nemovitosti na nov\u00e9ho vlastn\u00edka.<em>&nbsp;<\/em><\/p>\n<\/div>\n\n\n\n<div class=\"wp-block-column is-layout-flow wp-block-column-is-layout-flow\">\n<h4 class=\"wp-block-heading\"><em>P\u0159edp\u0159ej\u00edmka a p\u0159ej\u00edmka<\/em><\/h4>\n\n\n\n<p>Jakmile jsou pr\u00e1ce na jednotce dokon\u010deny, p\u0159ijde na \u0159adu technick\u00e1 prohl\u00eddka neboli p\u0159edp\u0159ej\u00edmka. P\u0159i n\u00ed si nov\u00fd vlastn\u00edk projde a p\u0159ekontroluje, zda je v\u0161e dle domluvy a nemovitost nem\u00e1 \u017e\u00e1dn\u00e9 z\u00e1vady. V p\u0159\u00edpad\u011b, \u017ee by byla zji\u0161t\u011bna n\u011bjak\u00e1 vada, klient m\u016f\u017ee po\u017eadovat jej\u00ed odstran\u011bn\u00ed nebo sn\u00ed\u017een\u00ed kupn\u00ed ceny. Developersk\u00fd projekt se se spl\u00e1c\u00ed specificky, tradi\u010dn\u011b se uplat\u0148uje <strong><em>model postupn\u00e9ho financov\u00e1n\u00ed<\/em><\/strong>. Ten vypad\u00e1 n\u00e1sledovn\u011b:&nbsp;<\/p>\n\n\n\n<ol class=\"wp-block-list\" type=\"1\">\n<li>Prvn\u00ed spl\u00e1tku si p\u0159ipravte k&nbsp;podpisu SOSBK, kdy se v\u011bt\u0161inou spl\u00e1c\u00ed <strong>20 %<\/strong> z&nbsp;kupn\u00ed ceny.<\/li>\n\n\n\n<li>Dal\u0161\u00edch <strong>30 %<\/strong> plat\u00edte, kdy\u017e se dokon\u010d\u00ed hrub\u00e1 stavba.<\/li>\n\n\n\n<li>Jakmile je nemovitost zkolaudovan\u00e1, je \u010das zaplatit dal\u0161\u00edch <strong>30 %<\/strong>.<\/li>\n\n\n\n<li>Posledn\u00edch <strong>20 %<\/strong> se pak typicky plat\u00ed v&nbsp;chv\u00edli, kdy je v\u0161e hotov\u00e9 a nemovitost je p\u0159ipravena k&nbsp;p\u0159evzet\u00ed.<\/li>\n<\/ol>\n\n\n\n<p>V&nbsp;p\u0159\u00edpad\u011b, \u017ee podepisujete i rezerva\u010dn\u00ed smlouvu, \u010dek\u00e1 V\u00e1s i <strong><em>rezerva\u010dn\u00ed poplatek<\/em><\/strong>. Ten se pohybuje okolo 100 \u2013 250 tis\u00edc korun a je v\u011bt\u0161inou nevratn\u00fd. O pen\u00edze ale v&nbsp;p\u0159\u00edpad\u011b koupi dan\u00e9 jednotky nep\u0159ijdete, ode\u010dtou se V\u00e1m toti\u017e od celkov\u00e9 kupn\u00ed ceny.<\/p>\n\n\n\n<p>Pokud nem\u00e1te dostatek vlastn\u00edch prost\u0159edk\u016f, nezoufejte. K&nbsp;postupn\u00e9mu financov\u00e1n\u00ed si m\u016f\u017eete sjednat <strong><a href=\"https:\/\/www.homeportal.cz\/cs\/hypotecni-centrum\/\" title=\"\">v\u00fdhodnou hypot\u00e9ku s&nbsp;postupn\u00fdm \u010derp\u00e1n\u00edm<\/a> <\/strong>\u2013 banka v&nbsp;tomto p\u0159\u00edpad\u011b pos\u00edl\u00e1 pen\u00edze postupn\u011b, a vy tak neplat\u00edte celou spl\u00e1tku hypot\u00e9ky, ale jen \u00farok z vy\u010derpan\u00e9 \u010d\u00e1stky.<\/p>\n\n\n\n<div class=\"wp-block-columns is-layout-flex wp-container-core-columns-is-layout-9d6595d7 wp-block-columns-is-layout-flex\">\n<div class=\"wp-block-column is-vertically-aligned-center is-layout-flow wp-block-column-is-layout-flow\" style=\"flex-basis:70%\">\n<p>V&nbsp;sou\u010dasnosti se develope\u0159i sna\u017e\u00ed z\u00e1kazn\u00edk\u016fm vych\u00e1zet s&nbsp;ohledem na finan\u010dn\u00ed situaci vst\u0159\u00edc a nab\u00edz\u00ed jim r\u016fzn\u00e1 zv\u00fdhodn\u011bn\u00ed. Nam\u00edsto typick\u00e9ho pr\u016fb\u011b\u017en\u00e9ho financov\u00e1n\u00ed d\u00e1vaj\u00ed nyn\u00ed klient\u016fm <strong>mo\u017enost slo\u017eit pouze desetinu z celkov\u00e9 ceny nemovitosti a zb\u00fdvaj\u00edc\u00ed \u010d\u00e1st doplatit a\u017e po jej\u00edm dokon\u010den\u00ed<\/strong>. D\u00edky tomu si mohou kupuj\u00edc\u00ed <strong><a href=\"https:\/\/www.homeportal.cz\/cs\/recept-developeru-na-hypotecni-krizi-odlozene-hypoteky-a-garantovane-sazby\/\" title=\"\">odlo\u017eit hypot\u00e9ku o jeden a\u017e dva roky<\/a> <\/strong>na dobu, kdy budou sazby pravd\u011bpodobn\u011b p\u0159\u00edzniv\u011bj\u0161\u00ed.
